Tile roofs are very common in Southern, Utah and Arizona. They have a beautiful look to them and can give your home the curb appeal you are looking for. But did you know that roof tiles are actually not a waterproof roofing material? The actual waterproofing is accomplished by the underlayment or felt paper installed underneath the tiles. It is very important to use the best available underlayment when installing a tile roof on your home to make sure your roof life lasts as long as possible.

The felt paper will deteriorate over time and may be accelerated depending on a few factors. For example, the felt paper in Southern Utah will last longer than in the Phoenix Valley due to the extreme heat in the Valley.

In the Phoenix area most homes need to have their underlayment replaced between the 12 & 20 year mark. Most of the time, problems manifest themselves first in the Valleys, around pipes, next to walls, around hips or at the eaves. As you start to have problems areas, it will likely safe you time and money to think about replacing all of the underlayment vs patching each problem area as they occur. Depending on how much water makes it into your home you may be looking at fixing more than just your roof, but also wiring, sheeting, sheet rock, paint, stucco, carpet, furniture & more. This adds up and could be thousands of dollars with ever leak.

Things to Consider When Replacing Your Tiles

At some point all tile roofs will require the underlayment to be removed and replaced. In most cases the tile from the roof can be reused. This can provide substantial savings as you are not paying to dispose of the tiles, purchase new tiles or load them back onto the roof. But unfortunately, this is getting harder and harder to do.

Due to the recession in 2008, several tile manufacturers went out of business. With them went their proprietary colors and molds. When moving the tile to replace the underlayment, the expectation is that some tiles—on average, about 10%—will break during the process. If the manufacturer of that tile installed on your home is out of business, it will be difficult to find replacement tiles that will match the tile on your roof in both color and style.

It is getting harder and harder to be able to reuse tile as the yard stock that distributers and roofers have stashed in anticipation of this problem are being depleted. Additionally, because of supply and demand, the price of these coveted tiles is increasing in costs.
